Our understanding is that Wally Overman walked off the job citing not appreciating the way he was being treated by WH. A plumber called Sunshine Plumbing was then called in by WH. No additional permit appears to have been filed/obtained however for continued plumbing work that WH oversaw.

SUMMARY
Throughout the project, the costs for each item have ballooned, some doubling and tripling the original estimates without justification. Wolfe Homes (WH) has continually acknowledged mistakes and negligent work but has continuously promised that it would discount future invoices and otherwise go back and repair/replace shoddy work at no cost to the Matterns. While WH made token refunds, it was not at all comprehensive nor did it even begin to be enough compensation to cure damage resulting from WH failures. WH kept billing for itteration after itteration, correction after correction, meeting afer meeting about correcting mistakes WH caused, all the while promising to square everything up financially and quality of work-wise which they failed to do.

Wolfe Homes acted in bad faith, conducting itself not in the best interest of the Matterns, performed defective work that diminished the value of the home renovation at 5407 Eastern Shore Drive Greensboro NC 27455, failed to adequately track and supervise the project, misdirected subs causing delays and reworks, installed incorrect fixtures, appear to have stolen or misplaced a variety of plumbing fixtures, a vanity, a lighting fixture, and approximately 2000 square feet of custom milled hardwood flooring materials; broke and damaged property of the Matterns, and failed to complete the renovation satisfactorially. Wolfe Homes also installed used and salvaged lumber along with new lumber. They also would have products delivered to the site only to have those products removed soon after without crediting the Matterns appropriately.
Some examples of WH bad faith, negligence, causing delays and /or fraud are contained in various places within this docuemnt.
- WH falsely represented inspection status (use example of fire inspection, and perhaps weekly report mention of building inspection passing)
- WH made misrepresentations on status reports (that WH had fixed door openings, completed third floor bracing, etc)
- WH substituted inferior plumbing fixtures and attempted to pass such off on the homeowner as though the correct item had been installed
- WH Failed to deliver many bathroom accessories the Matterns paid them for
- WH Inaccurately reported the status of various purchases and upon request were unable to produce what they said they had purchased that had already been paid for by Mattern
- WH Refused to return and exchange doors ordered in July 2022 despite multiple requests and by the end of July 2023 directed those doors be installed even though they were not a proper fit for the spaces. All doors WH had installed require replacement.
- Failed to properly supervise and coordinate plumbing, electrical, HVAC, floor leveling, and other renovation activities
- Invoiced for materials such as titanium tool sets, lights, wheelbarrows, extension cords, heaters, trash cans, moving blankets, a pocket door frame (that WH bent upon install that was not approved, and they refused to take it back and it had to be uninstalled way later)
- Invoiced fees for WH owned vehicles
- Invoiced labor fees, plus overhead fee, plus 20% contractor markup on WH employee time, plus invoiced labor rates for positions higher than employee possessed (Ex.: Zachary Turnblood, Barbie Garrett, and Zack Payne)
- Did not keep subs to estimated amounts presented to Mr. Mattern; not keeping subs in check and instead permitting them to bill extreme amounts for incomplete and inadequate work, etc. --one example being AVE for electrical
- Agreed to terms of payment with subs without clearing terms with Mr. Mattern first, and not in the best interest of the Matterns
- Billed multiple times for same windows
- Billed multiple times for fixtures
- Invoiced for products that were not present/used/delivered/installed

- Matterns were forced into compromising position concerning residence. WH broke their promises repeatedly about when the home would be satisfactory for habitation. See Mattern Living Arrangements Timeline section below.

FIREPLACE ISSUES
- No gas fireplaces are fully set up or readily usable
- Matterns have been told that the two Ortal gas fireplaces are tooled for propane versus natural gas although natural gas was stipulated.
- Homeowner has no method to turn on Ortal gas fireplaces
- Initially WH framed the chimney for the third floor fireplace crooked on the roof
- WH misreported inspection status causing costly framing, drywall and paint reworks and delays
- When installing chimney for Great Room fireplace, WH mis-cut into century old heart pine flooring on third floor and did not repair with matching or even blending wood product
- Ventalation areas are not properly finished
- Matterns have not been instructed on how to operate Great Room fireplace
FRAMING ISSUES
- WH framed with salvaged and moldy boards as well as new boards even though contract stipulated use of all new materials; WH invoiced for more framing and materials then were used on the project, having framed fewer than 1000 boards / sections of boards by the time Renaissance Reclaimed (RR) came in July of 2023.
- In 2023, RR unexpectedly had to correct defective framing work done by WH (improper headers over interior doorways, walls that were far from square, opening sizes that did not follow plan making it such that off the shelf interior doors would not fit, walls not framed with correct lumber, etc). Framing interior doorways without proper headers, and without following dimensions the Matterns specified in CAD in 2021 (see spreadsheet that documents framed door openings by WH with photos and measurements of existing rough. Note that work does not meet specs provided December 2021).
- Framing walls crooked [ADD PHOTO] (master closet door wall had to be re-framed at least five times, and the powder room wall was so out of square that it impacted the hex tile pattern on the back wall requiring modification and a lot of extra time...)
- Framing walls numerous times without properly accounting for required features outlined in 12-01-2021 plan and additional communications, disregarding requirements for features such as plumbing, pocket doors, and niches (example attach photo of incorrect lumber sizes being used for guest bathroom niche wall and note how many times this wall was re-framed, of incorrect framing of 2nd floor hallway bathroom area beside tub (framed to ceiling instead of with two shelves that later had to be redone and still WH did not follow instructions correctly, thus making tile work misaligned and requiring adjustment to desired marble tile layout),
- Damaged structural pin when framing in keeping room [ADD PHOTO]
- Inadequately supporting what was supposed to be a load bearing beam across keeping room vapor fireplace area so that extra work had to be done later in hopes of securing the area (link to photos and video).
- submitting invoice on notebook paper (work was defective and had to be pulled out)
- Failure to track information internally causing delays, reworks and neglect over time. (Ex. 1/29/23 email to Taylor Smith, James Wolfe, Chris Mattern, and Stephen Wessling from Angela Mattern in which Taylor Smith is documented as having said he has never been given information on how the pantry entry is to be framed. Email is titled, “Pantry door opening, arch side towards dining room” and again provides plan for pantry entry noting PDF provided to WH on 12/02/21 and discussed in detail in Zoom on 12/01/21. The Milcasa hardware Mrs. Mattern purchased directly was never installed on that door area, despite many on-site meetings discussing it, and WH failing to follow framing specifications repeatedly. The Milcasa hardware is missing from the job site.
WINDOW ISSUES
- WH billed for more new windows than are present in the house (window billing record)
- WH Mis-ordered window sizes on multiple rounds and finally in a rush to get C/O, insisted mis-sized windows be installed anyhow, even directing the brickwork to be modified on the house to accommodate the wrong products being used. These windows need replacement.
- WH charged multiple times for repeated installations of their various iterations of mis-measured windows, charged for reworks to windows they improperly installed, and even went so far as to modify and bill for brick masonry on the exterior of the home to mask window sizing mistakes.
- WH used large stacks of spacers when installing various windows, creating concerns that windows will not settle well and that seals may fail prematurely. Even after Ms. Mattern had experts with 30 years of experience weigh-in about issues with the windows, WH insisted on proceeding their own way and refused to correct issues.

- WH directed using construction screws as means to secure various new windows, plus caused damage by misuse of tools and mishandling windows

INSPECTION MISRREPRESENTATIONS
- WH represented to subs and the Matterns that the fireplace had inspections passed so drywall and finishing could proceed. However, that was false. This resulted in need to later remove and replace the drywall and finishing in order for fireplaces to be inspected. To date, none of the fireplaces are fully set up and operable by the homeowner.
- WH represented that the building inspection had passed long before it actually had.
- Mrs. Mattern heard WH refer to misrepresentations WH made to inspectors as a means to “pull strings” to get C/O. When confronted, WH told Mrs. Mattern that WH represented to an inspector that a perimeter section in the kitchen that WH knew was slated for cabinetry and countertops would not contain them, in order to get C/O. WH made this misrepresentation despite having been given renderings and plans for cabinetry many times prior. These misrepresentations were made by WH independently without the advance awareness or approval of the Matterns.
- WH also remarked to Mrs. Mattern that WH misrepresented the state of appliances for inspection purposes, stating that appliances were all installed and functioning properly, for the same reason, to get C/O. The appliances were not in working state at the time that WH made that represenation.

ELECTRICAL ISSUES
- Matterns had not planned to replace all electrical. In November 2021, Mrs. Mattern walked in and found WH workers tearing out electrical as noted in her email by pulling third floor electrical out from the first level from higher floors, and she overheard them talking about how much they could get for the copper since apparently it was commercial grade wire. Mrs. Mattern wrote to James Brannock with her concerns and was told electrical for the most part would be tested and resused. See pics of WH continuing to tear down electrical from November 2021. Ms. Mattern objected when she saw wiring continuing to be plled out without authorization, and was ignored/dismissed by WH. On or about December 2021, WH leadership walked through the home and insisted to Mr. & Mrs. Mattern that the home needed all new electrical and ductwork. Mr. Mattern finally agreed to replace wiring and HVAC on 12-08-21 given that WH had already been ripping out duct and wiring and WH insisted it needed to happen. Matterns have photos that indicate electrical and duct were being cut out by WH in November 2021 prior to discussion with Matterns, counter to WH words, and without authorization to do so. The Matterns were told by WH on multiple occasions that that the removed wire would be sold due to the value of the copper and credited to their account (credit for wiring did not happen). example photo
- Later, the Matterns were presented recessed lighting choices by WH and made a selection, only to find alternate more expensive fixtures being installed by AVE and finallywere told later by AVE that the fixtures Barbie Garrett from WH presented to Matterns should have never been presented. Matterns were told they would be getting one thing and instead something different, and more expensive, was installed
- The original electrical budget was $55,000. AVE electrical bid for rewiring the house was $174,000. Jim Wolfe stated in email that the project needed to pause while he worked things out with AVE. The bid was not approved by Mattern. A Crestron package of $67,000 was approved. To date nearly $400,000 has been accounted to electrical work and AVE claims more is owned

- Crestron system controls not delivered, not installed according to spec, and not properly programmed
- It also appears the $50,000 Crestron equipment deposit made by the Matterns at the start was never drawn against for Crestron items, or credited back to Mattern.

- The only way to turn off the barrel ceiling light on the second floor is by flipping the breaker

- AVE installed rusty electrical box and said with WH that they would paint it to cover the rust before Mrs Mattern made an issue of it and they finally replaced it
- Failure to follow specifications for electrical to kitchen island causing repeated re-cuts, radiant heating repairs, refills, electrical work, and additional delays plus finally requiring redesign for cabinetry due to misplacement.
- WH misrepresented the status of electrical work, and RR had to work with extension cords and portable lighting in summer and fall of 2023
DOOR ISSUES
- Origin accordion door off dining room was ordered by WH too tall and so the weep holes are below the brick and door is placed behind the brick which will lead to water infiltration and property damage.
- WH invoiced for new double door for third floor without approval, failed to return it when requested repeatedly for more than a year, insisting it be installed. Finally Mrs. Mattern bought an Anderson French sliding door out of pocket, and then WH took the double door they had bought back to their warehouse without crediting its cost, invoiced for installing the door Mrs. Mattern had bought from Home Depot even though WH installed that Anderson door improperly thus ruining it
- Wolfe Homes ordered the wrong size doors July 2022 without approval, and then despite repeated requests from Mrs. Mattern, refused to return the incorrect doors and in late 2023 insisted parts of them be used towards obtaining C/O. In late 2023, Mrs. Mattern called Smith Phillips to check on why WH had been unable to return those doors and was told that WH had never inquired about returning the doors. WH ordered sub to remove slabs from the frames to get them on for C/O since the frames were not sized correctly for the spaces where the doors were meant to go (those doors are still defective/not sealed properly). One double door WH ordered without approval for the third floor, WH took that set of doors off site entirely. On July 25, 2023 Mrs. Mattern ordered an Anderson 71 ¼” x 79 ½” Left hand French wood gliding patio door with Pine Interior and ORB hardware, paying Home Depot directly $3310.66. Afterwards, WH had its sub install that door on the 3rd floor, damaging it and causing extreme draftiness to the point it is presently stuffed with foam in the gap between the glass door panels and appears to be upside down. In-person, WH refused to acknowledge that the door is improperly installed, instead insisting to Mrs. Mattern that it is installed correctly. Another double door with arch was installed by WH in a second floor bedroom. This door was installed improperly by WH, does not lock right, is drafty, and blows open when it is windy requiring heavy materials to be placed inside against the door to keep it closed and protect the house from the elements. A new expensive Origin accordion door ordered through WH for the dining room is not installed/sealed correctly, such that when water is sprayed on the outside, it gets inside. The door panel is also crooked when open. Keeping room door is not sized correctly for the opening, yet WH refused to order a correctly sized replacement and insisted a sub install the slabs anyhow, and insisted it could be installed as out-swing even though it came from an in-swing frame. Further, WH ordered exterior masonry work to be done to make the house more suited to that incorrect door (plus a bunch of different windows). To date, that door is drafty all the way around and does’t close properly.
- One garage door is not properly load balanced so does not function, and there are intermittent issues with others.
FLOORING ISSUES
- 11/30/2023 James Wolfe told RR that WH should have made sure the radiant flooring system on the first floor was run for 45 days prior to hardwood flooring installation but WH failed to do that and so gas was not able to escape when radiant flooring was finally run consecutively, and therefore the hardwood is buckling and the glue is separating. That same date, Mrs. Mattern told James Wolfe that she is very angry with Wolfe Homes, and James Wolfe responded “you ought to be.”
- WH did not adequately supervise concrete leveling activities, so floor was not leveled adequately to receive hardwood flooring even though WH represented that it was.
- WH lack of supervision of concrete leveling activities they ordered led to master shower area being filled with concrete, including the drain
- WH project manager Taylor Smith said he was out of town playing golf at the time the coating was put on the floor by WH sub. The leveling was still not corrected even after WH promised it had been, causing delays to the out of town flooring installation crew, delaying and increasing costs on the project and eventually contributing to hardwood flooring damage
- When it was discovered during flooring installation that approximately 2000 square feet of specially milled hardwood flooring delivered by Renaissance Reclaimed was missing, WH verbally said it must have been stolen and that WH would pay for it -- in the words of James Wolfe, he would "stroke a check for 60 grand," plus cover costs to immediately replace flooring for two bedrooms. Renaissance Reclaimed has a bill of lading and photos of the haul, as well as supporting correspondence. Wolfe Homes stated that they stored some of the wood in the garage at 5407 Eastern Shore and some in the WH warehouse. When Mrs. Mattern inquired with WH about filing a police report, WH said that was not necessary and verbally assured they would pay for the missing flooring. Sourcing and milling that 5 species flooring requires time that was not available when the flooring was noted to be missing (July 2023). Instead, black walnut was installed in two bedrooms. James Wolfe of WH told RR, Mr. Mattern, and Mrs. Mattern that WH would pay for missing flooring and replacement flooring. WH apparently never filed a claim or police report for the missing flooring, and has since communicated that WH has no intention of paying for any of it.
APPLIANCES
- Mr. & Mrs. Mattern independently purchased high end appliances in July of 2021 from Distinctive Kitchen & Appliance World in Raleigh, NC. Once on-site, WH mishandled and damaged them on site.
- Pro Appliance installation – James Wolfe said in text that he would cover the cost of installing appliances when WH failed to properly coordinate the timing of the installation, yet invoice 3047.19 bills us for the Pro Appliance installation at $1601.25.
- After Mrs. Mattern heard that WH misrepresented the state of appliances in order to pass inspection, Mr. Mattern additionally directly paid Pro Appliance for a subsequent installation appointment. The installer was not able to complete the installation due to the fact WH had the electrical whip removed from the induction cook-top, thus voiding the warranty. Wolfe Homes instructed their sub AVE to reattach the whip later (each WH sub pointed to the other about who removed it). The Matterns were never told why the whip was removed.
- Additional damages to appliances that the Mattern family purchased directly are evident, and WH stated no intention to remedy them even though the appliances were mishandled under their supervision:
- Handle to dishwasher is bent and dishwasher face is dented in multiple places
- wine refrigerator lower portion is dented
- handle on freezer portion of the refrigerator is loose
- back legs of the refrigerator are broken.
- The microwave flush mount kit was not delivered even though James Wolfe said he ordered it, so the microwave was installed on temporary wooden shims. Before those shims were added, Mrs. Mattern witnessed WH plug in and attempt to open the microwave. That did not go well since the weight of the microwave was sitting on its face!
- The dual wall oven has not been tested by the Matterns, and frankly, the Matterns are concerned about attempting such given the damage to the other appliances.
BREAKDOWN OF ISSUES BY LOCATION
First Floor

Stairwell Near Kitchen & Mudroom
- WH used an old, muddy header that appears to have been salvaged to span across area leading from mudroom to stairs. Mrs. Mattern complained and WH refused to replace it. It remains under the drywall to this day
- James Wolfe directed RR workers to pull up the treads and rebuild the stringers on the staircase without the advance awareness of RR Stephen Wessling or Matterns
Kitchen
- Wolfe Home employee James Brannock attempted to give another Wolfe Homes employee Barbie Garrett granite from the property, and Ms. Mattern told Mr. Brannock that was not his to give. Mr. Brannock defended his actions saying that normally they can take whatever they want from
- WH sub accidentally nicked the gas line and did not repair it, thus the island has no capability for gas reference invoices
- WH repeatedly cut extra holes in the concrete due to misrepresentation, poor planning, lack of following directions, miscommunications with subs and, frankly, incompetence. This caused an exuberant amount effort and rework, adding tens of thousands of dollars to the project and ultimately requiring a redesign of cabinetry and center island ,as well as a shift in placement of those because despite receiving very clear instruction, WH failed to follow provided instructions, as well as misrepresented status and refused to accept accountability for their repeated mistakes. WH refused to fix the problem when Mrs. Mattern caught it while concrete was still wet, adding even more expense since the center island and perimeter cabinetry had to be redesigned to accommodate misplacement of the electrical box in the floor
- failure to track what appliances would go where in kitchen despite being given the information more than 15 times over time
- A sink from Create Good Sinks was purchased by the Matterns directly. When upgrading to a sink that was $400 more expensive, WH paid the difference and agreed to handle the return via Barbie Garrett. WH was not forthright about the return of a sink that was supposedly going to be returned in spring of 2022, was not upon Mrs. Mattern’s follow-up in Fall of 2022, and shortly thereafter Matterns were told by WH (Taylor Smith) that it had been returned. Then, in October 2023, WH brought the same sink back to the 5407 job site and Mrs. Mattern confirmed with Create Good Sinks that WH had never actually returned it. In late 2023 after WH brought the same sink to 5407 Eastern Shore having never returned it, when Mrs. Mattern discovered this and confirmed with Create Good Sinks that they had never gotten it back, WH had the sink loaded back onto their trailer and took it away from the job site. Mrs. Mattern arranged for another shipping label to be made by Create Good Sinks, submitted that to WH, and was told the sink was returned. It is unknown right now if it actually was this time or not.WH misreported the status of a return in early 2022 (Create Good Sinks) and then kept the sink that Mrs. Mattern directly bought from Create Good Sinks. It showed back up again in late 2023, and WH took it away again. Mrs Mattern sent another FedEx return label from Create Good Sinks and was told WH would return the sink IMG 1 | IMG 2 | IMG 3 | IMG 4 | IMG 5 | [check to see if they still did not return it]
Keeping Room
- WH did not properly frame fireplace area causing RR to have to reinforce the area. Explain. Structurally not sound
- WH refused to fix the structural pin they damaged when installing the ceiling support beams and did not properly install an engineered beam across the space reserved for the vapor fireplace
- James Wolfe represented that the vapor fireplace had been ordered, promised the vapor fireplace to be delivered and never delivered it. Invoice?
- Mrs. Mattern applied the marble tile in this area. WH damaged much of it while transporting or storing it, so Mrs. Mattern had to source enough to finish the project herself due to the number of tiles that were damaged when opening the boxes. Invoice and number of tiles damaged
- There are ceiling lights in this area that do not operate correct, There isn’t an independent switch to operate just those lights.
- WH sub AVE cut holes into the ceiling for electrical work after drywall and painting leaving mismatched marks. This is due to poor planning on the part of WH
- WH refused to return a door they ordered on their own despite Mrs. Mattern’s urging that it was incorrect Invoice or documentation of what you wanted/ordered. WH had sub install door anyhow, which is too wide for the space. WH then had the brick mason change the opening on the exterior of the house at the owner’s expense and without their consent. This door does not work properly and is not sealed from the elements. Additionally, the brickwork will have to be redone and a correctly sized door as well as upper window put into the space. This left the area unprotected from water an other environmental elements
- Window not the correct size for the opening and not properly sealed on the exterior
Pantry
- WH added framing using old m molded boards that Mrs. Mattern discussed on many occasions with Taylor of WH. The materials were eventually replaced, however WH did not follow the guidelines present on the CAD file when framing (as evidenced by) for doors and RR had to correct their work
- WH did not track well what appliances would be where within the pantry and thus wasted electrician, plumber, project management, and client time repeatedly
Dining Room
- WH ordered an Origin accordion door that was mis-sized for the space and then directed RR to install it anyway. The door is not safe to operate and is a risk to the home as far as water egress is concerned
Powder Room
- WH used moldy and salvaged lumber and refused to replace the salvaged header they used
- WH framed the wall a lot out of square on the right when facing the marble tiled wall such that a lot of extra effort had to be gone through to make it look decent when marble tile was applied to the wall
- Marble tile was applied on the wall by Mrs. Mattern. This tile was selected, sourced, and partially directly paid for by Mrs. Mattern
- WH “accidentally” disposed of said marble that Mrs. Mattern cut specifically for the edges of the herringbone pattern, adding to the time and expense of the tile job
- WH did not install the correct flusher for the toilet even though the Matterns were charged for it

- WH work to reinforce the area had to be redone by RR

- WH did nothing. Explain what they were supposed to do.
Master Bedroom
- WH did not install the fireplace correctly or support it adequately. WH misrepresented the status of passing fireplace inspections causing reworks to drywall. There is no wall switch and the remote location is unknown. The Matterns have no way to operate this fireplace, and it is apparently not set to run on natural gas, but rather propane. No conversion kits were installed? Or wrong ones ordered?
- WH work on windows in this area is defective and needs to be replaced (Inconsistent trim work, poor sizing) leading to the potential for water damage from environmental elements. Wrong sized windows and WH tried to cover this by adding exterior trim to cover the gap between the windows and the brick, (Show example of sizing and trim)
- Mr. Jim Wolfe gave Mrs. Mattern his word that a window would be placed where the door is presently and a door where the window closest to the door is. It wasn’t until Mrs. Mattern came to the house one day, when windows were being installed ,t hat she discovered that was false. Then, WH told Mr. Mattern that doing what Mrs. Mattern wanted would be extra, and acted like it was a brand new specification. (provide evidence of original plan)
- The master bedroom door needs to be replaced due to incorrect fit. Additionally, the Mattern’s were charged for a door with a frame. (explain)
- Concrete floor leveling was not level
Master Bathroom
- In late 2022, charged Mattern for Rohl Tenerife shower trim fixture (page 18 $648.70), failed to deliver it and instead in late 2023 directed plumber to install an inferior master shower trim fixture. WH had the plumber install the incorrect fixture, then Ms. Mattern noticed it was wrong, WH refused to replace the fixture with the one that had been invoiced previously on invoice #3047.10 dated 12/31/22. Ms. Mattern then ordered the correct fixture herself ($874.42 from Perigold), then WH had Sunshine Plumbing remove the inferior fixture and reinstall the correct fixture that Ms. Mattern bought directly from Perigold, and yet the installation is still not properly aligned.
- WH damaged venetian plaster in master bathroom tub area when installing Isenberg control trim for tub faucet a | b | c | d | e | f |
- WH Talyor, when asked by Mrs. Mattern why the master shower area was filled with quickcrete after it had been dug out. Taylor admitted he had not been there to supervise when the concrete was added to the first floor to level it. He said that we would not be charged for it having to be re-dug out. Instead, we were charged, and multiple times. (invoice) Even the drain had been accidentally filled with quickcrete and that had to be dug out. To this day, the flush linear wall drain is not in the correct place due to poor WH management. (find all charges)
- The master shower zero entry area was filled in with concrete along with the shower drain which had to be re-dug, and various areas on the floor were very uneven or not adequately attended which had to be reworked [attach photos].
- Concrete coating was very unlevel in water closet area
- WH (Taylor) incorrectly directed the plumber to install the hand shower meant for the third floor into the master bathroom
- WH Taylor directed the plumber to mount the shower head too high for the button that changes its mode to be reached. When confronted by Mrs. Mattern, he said “Any lower and your husband would look like he is wearing a dunce cap when he is taking a shower.”
- Mrs. Mattern supplied measurements about where to place shower body jets. Instead of considering the slope of the floor, Taylor did not account for that and now the upper jet would spray Mrs. Mattern in the face
- WH had installed and attempted to pass off an inferior fixture to the one the Matterns selected and paid for. Mrs. Mattern bought it again out of pocket and had the inferior fixture removed and the correct one installed.
- WH installed the sinks to where the one on the right was wobbly and neither one set correctly on the quartzite. Zach s showed confusion about what the problem might be. Mrs. Mattern called Schnieder Stone and arranged for them to come out and drill to holes for those sink properly. SS called Zach who followed up with Mrs. Mattern. Mrs. Mattern met with the SS person when onsite and then had to set the sinks herself in order for them to pass inspection. WH was unable to get these sinks to be installed p roperly and in fact installed them improperly
- WH sub installed bathroom vessel faucets improperly. To this day, with operation they shift and the hole becomes exposed
- WH sub damaged Vasari Shower System venetian plaster when installing control trim for bathtub
- WH framing work had to be redone by RR
- WH reframed the area supporting shower niche multiple times
- WH scratched the quartzite in the inset
- WH sanders nicked the new marble tilework, chipping it where the shower tray is
- WH overcut the exterior concrete despite James B.’s assurance to Mrs. Mattern that extra would not be cut. This cost additional fees, as well as additional cost in brickwork later on. We also had to adjust vanity support in light of their costly mistake.
- WH PM Taylor misdirecting plumber to plumb third floor hand shower fixture in master bathroom causing plumbing reworks
- misdirecting concrete cutters to cut way larger openings for master bathroom windows than were specified or necessary (WH PM James Brannock)
Master Closet
- WH mis-framed the wall between the closet and bathroom repeatedly, even using 2x4,s for it multiple times. Finally RR had to come and redo WH’s poor, crooked work.
- WH placed the W/D connection such that Mrs. Mattern was told only a side-by-side versus a stacked unit could go there even though a stacked unit had been planned
Garage, Cars
- WH ordered mis-sized windows for the space that do not fit together properly, and even had a brick mason come and change the brick on the home to better fit the mis-sized windows. These will all need to be replaced.
- Utility closet has improperly installed valve (expert said it is in the reverse direction of that it should be and thus could have been and could remain a major factor in causing plumbing backups). Mrs. Mattern happened to meet the plumber who WH had install this, and he told her he had no formal plumbing training and was 20 years old. WH Failed to install recirculation pump adequately and eventually hired Sunshine Plumbing to do it. Mrs. Mattern come by and met the nice young man who was installing the recirculation pump. She asked him a few questions and he told her that he is twenty years old with no formal plumbing training or technical schooling related to plumbing. Mrs. Mattern expressed concern to WH verbally. After she left, the recirculation pump the young plumber installed was run and soon a sewage/block in the system occurred requiring after hours emergency plumbing services that were managed by Mr. Payne of WH. Mrs. Mattern was assured that the blockage was cleared by GoGreen Plumbing after hours and the problem resolved, only to find out later that the recirculation pump had not been plugged back in and that it still takes 8-10 minutes to get hot water to locations in the home. Mrs, Mattern attempted to get a response from Mr. Payne so she could understand the status / why it was never plugged back in when it had been represented to her that all had been fixed, and her message was not responded to.
- It was mis-represented by WH to the Matterns that the recirculating pump was installed properly.
- It takes a considerable amount of time to get hot water to various locations in the home because the recirulating pump is not working. The last time the pump was plugged into power there was a plumbing emergency. There was a back up in the plumbing that had to be flushed out after hours by Zach.
Garage, Gym
- One garage door is not operating correctly
- No method to operate air conditioner
- No electrical outlet by the sink
- WH ordered mis-sized windows for the space that do not fit together properly. These will need to be replaced.
- Taylor directed plumbing to be installed outside the wall! RR made an interesting accommodation for this, however the Matterns still view the pipe hainvg been placed outside the wallby WH as highly unprofessional.
- Taylor attempted to pass off that mold had been remediated sufficiently when in fact it had not See photos and email. It is anticipated that mold will recur since WH conducted an improper "repair" to the flashing on the tourette
Second Floor

Patrick’s Bedroom
- Angela contacted Taylor multiple times due to WH attempting to use moldy and wet lumbar when adding Patrick’s closets. Taylor said he would have it redone. He did (were Matterns charged labor for both rounds of framing, with moldy/wet and then again with dry materials? Likely.).
- Instead of building new headers for the closet doors, WH cut the header from the previously existing closet in half to use as two new headers, thus making the new closet door openings unequal to what was requested. WH refused to correct this when Mrs. Mattern objected
- Instead of conserving drywall, WH insisted on pulling it all off, against Mrs. Mattern’s pleas.
- Patrick’s bedroom exterior double doormust be replaced due to WH sub Buckner Construction breaking the threshhold and moisure barier upon installation. Additionally, the double door does not stay closed when the wind blows
- Patrick’s exterior balcony is incomplete and although we were charged by WH for correcting the pitch and remaking the balcony, there exist watermarks on the floor of it which indicate the water is not draining properly off of it when it rains.
- Flashing for balcony is questionable / needs to be checked
- although stone was specified and selected none was installed
- The underneath of the balcony was covered with wood however does not appear to be sealed.
- WH told Matterns in 2023 that there was not enough money in the budget to replace the balcony railing, even though that had been in the scope since before the project began and WH knew that
- The bedroom flooring does not match the rest of the house and was installed in order to pass bank inspection after 2,000 square feet of flooring was identified as “missing or stolen from the WH warehouse” when Renaissance Reclaimed realized during installation that the specially milled temperature treated flooring was missing, James Wolfe told Renaissance Reclaimed and the Matterns that WH would cover the expense for this replacement flooring plus make a courtesy credit since it didn’t match. That kept Ms. Mattern from filing a police report. James Wolfe later refused to pay RR for the flooring.
- When WH framed in the tray area adjoining the new closet area, they did so in a way that was crooked, and then also charged us for the correction of that, which had to be done multiple times.
- WH did not provide or install center ceiling light
Second Floor, Hallway Bathroom “Patrick’s Bathroom”
- WH repeatedly installed sink plumbing into the wrong place in the wall, misdirected the sub on multiple occasions concerning its placement, and even charged us for additional modifications to this plumbing after giving a slight credit for part of their mistakes
- WH did not provide purchased fixtures minus the faucet, which was provided in poor condition with a damaged finish.
- WH installed mismatched unapproved fixtures to pass C/O
- WH failed to install the bathroom mirror
- WH failed to install tub with with manufacturer-required mortar bed and cracked the flange by using construction screws to hold the tub in place. This will require replacement of the tub and surrounding tile in order to remedy
- Tub not properly caulked by WH
- WH had to reframe the shelf area at the end of the tub due to not following instructions. At first they omitted the shelves entirely, framing the area up to the ceiling. Then, they put the shelves at an incorrect height. Again, they charged for fixing mistakes they created.
- The sink that Mrs. Mattern purchased personally was broken by WH upon install and leaks
- Toilet backs up frequently as came to light when construction workers began using it
- None of the bathroom accessories that the Matterns paid WH for ever materialized for this bathroom
- WH charged labor for installing incorrect and unapproved shower fixtures after failing to deliver the fixtures the Matterns had already paid WH for
- Mrs. Mattern purchased a shower arm and tub spout herself in order to pass bank inspection after what WH installed was not suitable (spount not long enough for water to properly enter tub, and shower arm not adequate in length).
- Barbie at WH largely miscalculated the amount of hexagonal marble mosaic tile needed for the project, thus adding unnecessarily to project cost
Second Floor, Andrew’s Bedroom
- The large window had to be installed multiple times due to WH failure to properly size the window and prep the framing to receive it. The present window is a Sierra Pacific installed by WH and the black finish is already delaminating in multiple areas. We were charged labor over and over for repeated installations of this window.
- The stucco on the window exterior was added before the window was installed and therefore had to be patched later, also a project management error on the part of WH that added to the costs of the project.
- The window screens are missing.
- WH replaced missing levers.
- The bedroom closet was framed crooked on multiple occasions and the poor workmanship had to be corrected multiple times by various parties.
- The interior closet shelving and rod was not provided by WH.
- WH incorrectly sized and then had to edit a bedroom entrance wall a few times.
- Door was made into a double door and placed differently than on the CAD file after the HVAC guy recommened moving it would be better for air flow.
- In January of 2024 it was discovered that Andrew’s bedroom drops about 15 degrees in temperature from the rest of the second floor when the heat is running.
- Light fixture was not provided by WH, and in fact the receptical had to be refit since incorrect screws were used to fasten it when the AVE electricians installed it.
- WH installed the opening to bedroom entry door improperly, not creating a proper header, then charged fix their own bad workmanship, and then Mattern charged again for RR to come and fix it since WH's fix was not an actual fix
Second Floor, Andrew’s Bathroom
- Mrs. Mattern selected and installed the marble wall tiling, however was out of town when she requested that WH go ahead and seal and grout it with the same color grout as used on the floor. Upon return, Ms. Mattern discovered that the marble had not been sealed and that the black grout was rubbed all over in a fashion that scratched and marked the ivory marble, and in addition there was ample buildup and haze in various places. This damaged the finsih on the marble and looks unattractive.
- The Hydro Systems tub that WH purchased and installed was not installed using a manufacturer-required mortar bed. Additionally, WH used construction screws to install it and chipped the flange, plus chipped the tub finish. WH refused to replace the tub, although aware of the issues. This must be remedied.
- WH did not deliver bathroom accessories that the Matterns paid for in this bathroom; WH did deliver the Hansgrohe Faucet and Hansgrohe shower set. WH initially installed the incorrect bathtub spout and charged the Matterns for plumbing labor repeatedly.
- The window installed by WH is incorrectly set thus creating a circumstance in which water can flow behind the exterior brick of the home around the window. This window is also mis-sized for the space
- WH failed to properly caulk around the tub.
- WH failed to properly install the wall mirror
- WH installed the opening to the door improperly, then charged us to fix their own bad workmanship, and then we had to pay again for RR to come and fix it.
Second Floor, Hallway
- Switch on wall near Andrew’s bedroom is not wired properly.
- The only way to turn off the hallway tape light is to flip the breaker.
- The Crestron panels are not as specified (not limited to the fact that the switches are almond instead of white), are not programmed correctly, and are not what we paid for).
- Construction screws are used in the arched window
- The guest hallway vanity was damaged in the WH warehouse. The top of the vanity featuring the sink was chipped, and the tall portion of the vanity was knicked and dented.
- The guest hallway vanity area has no cover on a plumbing outlet near the ceiling
- No lighting fixture is present.
- The barrel ceiling was existing when the Matterns purchased the home and the drywall was replaced
- The remaining interior stone was never limewashed
Second Floor, Laundry Room
- AVE and WH conspired to install a rusty electrical box and Mrs. Mattern objected, however they installed it anyway. Mrs. Mattern objected more and WH offered to spray paint it. Mrs Mattern objected more and eventually it was replaced.
- Electrical was not installed properly to support Washer and Dryer unit so GCFI blows
- Shelving not provided by or installed by WH
- WH placed the wall in the wrong place repeatedly, and charged us for each correction of their own errors
- WH installed the opening to this door improperly, not creating a proper header, then charged us to fix their own bad workmanship, and then we had to pay again for RR to come and fix it.
- WH identified the Robern custom vanity Mrs. Mattern negotiated with Beason to buy as “Stolen” from their warehouse. Zach said they would replace it, which would cost 8-12k, however WH never did and instead invoiced the Matterns for a temporary vanity and Delta faucet that the Matterns do not like, did not select, and which Angela Mattern said they would not pay for when brought on site. Wolfe Homes broke or lost/stole every vanity selected and negotiated with Beeson Hardware by Mrs. Mattern. At the WH warehouse, and told Matterns another vanity from Beeson was delivered to WH warehouse but then must have been “stolen” (custom glass Robern vanity). Mrs. Mattern had found and negotiated the price on all these vanities herself, yet WH charged a fee for design/selection time according to an unsigned change order they wrote. WH told the Matterns repeatedly that they would replace what they damaged with like kind and they did not. WH said the Glass 48" Robern vanity was stolen from their warehouse, never replaced it with like kind even though they said that they would, and Mattern was even billed for a temporary vanity to go in the location intended for the Robern, as well as installation of that temporary vanity along with a delta faucet
Second Floor, Chris’ Office
- One of the switches on the wall is the only way to turn on or off the lights in the main hallway on the floor below
- Windows are installed incorrectly and do not properly match as a unit
- Door slab is too wide for opening, and Mattern’s were charged by WH for a door with frame that despite Mrs. Mattern’s repeated pleas for over a year, WH refused to return/exchange and then directed RR to remove the slab and work extra to get it into the existing opening.
- Ceiling Light fixture was not provided or installed by WH.
- WH installed floor into 1st floor vaulted ceiling to create a “Reading Room.” Instead of adding beams with consideration for structural bolts that existed into the wall concrete, they installed a beam onto a bolt thus almost snapping the top of the bolt off. Additionally, WH did not properly support the engineered beam that they placed over the opening reserved for a vapor fireplace in the keeping room below. A neighbor who is an architect walked through with Mrs. Mattern and expressed concern. Mrs. Mattern spoke many times to Taylor and at least once to James Wolfe and each dismissed her.
- Mrs. Mattern selected a discounted fixture for the Reading Room from Fergusen that Barbie from WH picked up. Instead of delivering a clean fixture, WH delivered one that had been mishandled in their warehouse that Mrs. Mattern had to do work to reassemble and clean.
- AVE did not plan and work properly for Internet services and so made considerable cuts in the walls and ceiling to install it after the walls were painted, causing additional expense to patch.
Second Floor, Art Studio
- WH Project Manager Taylor misdirected plumber who then had to repeatedly install plumbing, which finally is not actually in the correct location although ended up in an acceptable location.
- Clay Trap that the Matterns paid WH for that was stored in the WH Warehouse was delivered bent and in unacceptable condition and was never installed
- Windows are incorrect
- Matterns were charged for a new door. For over a year Mrs Mattern had repeatedly told WH Talyor that it was not right for the space. WH attempted to have it installed anyhow, just the slab. WH represented to Mrs. Mattern that the door had been replaced, however it is very clear that the door was never replaces as wood rot and swelling are visible at the bottom, as well as a bid gap where air gets in since the sweep was removed.
- The groin ceiling was present when the Matterns purchased the home and it drywall on it was replaced.
Second Floor, Angela's Office
Against the comunicated desired of the Matterns, Wolfe Homes removed existing gas connection that was present already in wall due to previous kitchen for in-law suite. That was supposed to stay in case the Matterns ever put a gas fireplace into that wall between Angela's office and Prayer laounge area.
Second Floor, Art/Guest Vanity Closet
WH invoiced Mr. Mattern for art closet faucet fixture even though Mrs. Mattern purchased that directly, WH installed the fixture purchased by Mrs. Mattern and WH never credited the one that WH invoiced
WH dented and chipped the Madeli vanity set
Second Floor, Guest Bathroom
- WH reframed the niche wall at least six times due to their own errors (such as multiple times using 2x4 size despite a shower niche requiring more than that.)
- WH used molded and used lumber which Mrs. Mattern flagged and insisted be replaced
- WH repeatedly mis-framed the wall against the side of the house that contains the plumbing, causing the toilet and other plumbing to need to me moved multiple times
- WH had the flush wall drain installed improperly so that it sticks out noticeably further than the wall
- WH had the shower valve not positioned properly in the wall so that the shower trim looks odd and unattractive
- WH installed a cheap Home Depot pocket door kit (sans door) and even bent the included top rail when they did, and then showed irritation when Mrs. Mattern flagged it as unacceptable and refused to uninstall or replace it. WH’s work had to be removed and replaced by RR
- WH did not make proper headers for the opening to the hallway, charged labor to correct their own mistake, then did not correct it and instead RR had to come and correct it
- Mrs. Mattern selected and purchased the marble for this space directly
- Mrs. Mattern purchased directly and applied the Vasari Shower System Venetian plaster in this space
- WH failed to account for support for shower glass causing the wall to need to be opened up and reinforcement to be added and the Kerdi system to have to be replaced there. Thid also delayed application of the Vasari shower system venetian plaster
- WH did not order or install the shower glass that the Matterns selected
Second Floor, Guest Bedroom
- The window is missing screens, and the window handles were replaced by WH after they lost them.
- The stucco on the exterior had to be corrected after it was applied prior to the installation of the new window, an error in timing by the WH Project Manager
Third Floor

Main Area
- Fireplace is missing remote and wall switch. There is no visible way to for the Matterns to operate it. It is allegedly propane instead of natural gas, and the ventilation does not appear to have been finished adequately. There is ample debris present. WH misreported that the fireplace inspection had passed and so drywall and painting could occur. Dryal and painting did occur and then it came to light that WH misreported. The drywall and painting had to be removed, the fireplace worked on, and then that work redone.
- There were to be tape lights in the vaulted portion, and those were not installed or delivered. The drywall in the vault was not removed or replaced
- Wolfe Homes refused to return an incorrect double door that they ordered in July of 2022 for the 3rd floor balcony space and charged the Matterns for it, despite repeated pleas from Mrs. Mattern. Finally, in late 2023, Mrs. Mattern purchased a sliding French door by Anderson from Home Depot and had it delivered. WH subs installed it and failed to install it properly, thus damaging the door. Mrs. Mattern told Zach of WH that it was not installed properly. He told her it was. There is a chip on the exterior, as well as the ability for air to get in due to a big gap between glass door panels.
- Skylights are original and were present when the Matterns purchased the home.
- Single window to the West was not replaced or painted on the outside
- Dormer window was replaced, however WH failed to time installation of stucco so that it would be around the new window. It was installed around the old window and then the window was replaced, a WH project management error. The stucco had to be fixed
- The benches underneath windows were not installed at the right heights by WH and WH attempted to correct that, yet they needed to be fixed by RR
- WH cut 200 year old flooring unnecessarily when fireplace chimney work was being done. They also framed a wall for the bathroom at the wrong angle.
- Some old flooring was set aside for repairs, and WH even though they said they wouldn’t, disposed of that flooring
- WH had new pine installed by sub RR, which looks like very miscolored patches
- WH represented that they fixed the balcony pitch as well as creakiness, however despite the charges and representations, they did not. It squeaks and has too great a pitch. This work has to be redone.
- Due to failure to correct the balcony pitch and then having stucco added to the area to match the incorrect pitch, the stucco will have to be reworked in the future as well
- WH sub designed and installed a railing that is not the look Mrs. Mattern likes. Mrs. Mattern was kind about it.
- Exterior lights were not selected by, and are not liked, by the Matterns
- WH failed to provide approved balcony stone
- WH represented that they did extensive work reinforcing the ceiling once drywall was removed, however that representation is false
- No finished flooring was placed in the closet where the elevator shaft used to be
- We were never credited for a beverage refrigerator that was charged to us by WH for use in this space, which we were told would be credited
Third Floor, Bathroom
- Barbie of WH misrepresented to Mrs. Mattern that she had ordered the bathroom floor tile that Mrs. Mattern selected from Build.com. Instead, Barbie hadn’t. Barbie did order some coordinated tile for the space that Mrs. Mattern also selected from Floor & Decor. When it came to light that Barbie indeed had not ordered the tile when she said she had, Barbie attempted to order it and the charge was invoiced to the Matterns. By that time, the tile was discontinued. Barbie reported the tile was discontinued and Mrs. Mattern would need to pick something else. The Matterns, despite being promised, were not credited for this discontinued tile, or for the additional coordinated tile that was no longer applicable.
- Billed for discontinued tile Invoice 3407.07 – Mr. Mattern was billed for discontinued tile, also not refunded for coordinated tile that no longer worked (even though that refund was promised in email by WH). WH submitted on invoice number 3407.07 for payment of a greater sum than the Build.com tile transaction was for as evidenced in an email from WH Barbie to Mrs. Mattern, and WH also charged contractor markup on that discontinued tile
- Mrs. Mattern purchased some of the marble floor tile for that bathroom directly
- WH lost parts for the Dornbraucht shower fixtures that Mrs. Mattern provided. WH also temporarily misplaced the wall valve Mrs. Mattern provided, confusing the plumber. Additionally, Taylor of WH directed the plumber that the hand bar for the 3rd floor bathroom was meant for the master, an error that caused frustration and rework. Eventually, Mrs. Mattern had to order replacement parts from Germany so that the shower trim would function in time for inspection.
- RR had to redo improper shower framing
- WH would not listed to Mrs. Mattern concerning desired shower tray and instead wasted ample time working to direct her to a different style
- WH told Mrs. Mattern that shower tray was damaged in shipping and ordered a replacement
- WH installed shower tray without repairing cuts in floor underneath first
- WH did not properly frame walls around shower and RR had to redo their work
- WH framed a wall outside the shower crooked (open side drawer of vanty to highlight, however be careful because the back part of the panel hits the wall)
- WH knocked glass off the Robern vanity for third-floor bathroom (held together with double sticky tape now and installed so glass knocks against the wall). WH damaged the vanity in their warehouse, and attempted to fix it with double sticky tape rather than the specialty 3M tape for glass that is required, that Mrs. Mattern and RR told them about. It is presently held together with painters tape.

- Poor exterior millwork for soffits
- failure to properly measure windows despite repeated attempts causing extreme delays and additional costs and leading to the need for replacements to this day. WH even directed brickwork be done to fit mismeasured windows
- misdirecting electricians to wire things where not desirable
- not keeping costs in check or being sure that subs adhered to estimates
- not assuring quality work was done the first time, according to spec (sizing of openings, niches in walls, width of walls for pocket doors, etc)
- not assuring that all subs hired are reputable and in good standing and properly trained
- not using all new materials
- failing to perform quality work in a timely fashion
- WH failed to deliver or credit the majority of plumbing fixtures they invoiced and were paid for. WH billed again for various fixtures, billed for unapproved fixtures that did not match specifications and were not approved, and even failed to install various fixtures at all and/or WH installed fixtures defectively causing Matterns to have to do more corrective work to pass bank inspection. The Matterns re-ordered, paid for and even reinstalled several of the plumbing fixtures (such as master bathroom basins that were installed wobbly and crooked by WH sub) as was necessary to pass bank inspection the final week of 2023.
- WH Invoiced for 12 temporary vanity and faucets sets while only delivering and installing 7 in the house for C/O
Exterior, Gutters
- Matterns wanted 8” gutters and WH had 6” gutters installed
- It appears that WH did not properly account for the rise and run of the roof, and did not have enough downspouts or big enough gutters installed.
- Gutters were to include gutter guards. Tunrs out Gutter Guard is a certain product that was not used and gutter covers are something different
- When sent a video of water gushing over gutters in the rain, James Wolfe represented that it would be fixed and it has not been fixed.
- Replaced gutters - Inadequate number of downspouts for surface area and rise/run of roof, installed 6” gutters when 8” were requested and confirmed (verbally); gutters not secured or angled properly in areas
- The majority of plumbing fixtures the Mattern paid for were not credited or installed or left with the Matterns, and the Matterns were forced to acquire fixtures themselves
- WH was not competent when it came to timely purchasing of tile and so Mrs. Mattern had to go out of her way to source, acquire, and facilitate the purchase of tile, as well as directly purchase some tile
- poor exterior paint job under lanai with inadequate removal of excess mortar
- poor exterior paint and caulk job of all new soffits and fascia
- failed to properly manage timing of work to coordinate with rental equipment such as but not limited to boom, scissor lift, fork lift, thus increasing costs
- failed numerous times to properly flash the tourette requiring rework that was also invoiced; will still require repair
- failed to apply stucco after new windows were installed and instead applying it early creating a situation where work would have to be redone
- failed to properly order and size windows repeatedly, finally having brick masonry work done to modify the house to fit windows they incorrectly ordered
- failure to provide an adequate amount of landscaping anywhere close to the plan developed by Lori Hawkins and reviewed by Jim Wolfe in 2021
Exterior, Soffits & Fascia
- Despite telling Mrs. Mattern that he would not have the traditional-looking trim that showed up on-site installed, Taylor of WH had it installed anyway against Mrs. Matterns wishes
- There are many gouges, sloppy caulking, and nail pops, plus a variety of fastener types used
- Poor and incomplete paint job
- Sloppy and inconsistent carpentry used on corners
- Some fasteners are popping and heads of fasteners are inconsistant indicating may be incorrect for the application
- neglected to paint soffit on area left of front door
- Matterns paid WH for a paint job, however the painters failed replace/paint parts of the exterior that are ivory (original window frames, some areas on dormers)
Exterior, Back Lanai
- Underneath, very poor ceiling paint job that WH defended when Mrs. Mattern brought the quality being unacceptable to WH attention.
- Underneath, Poor removal of excess grout in ceiling areas
- Still leaks from above despite WH charging for repairs to remedy (photo corner by master bedroom, photo leak at glass tower)
- Water pools above despite WH charging for remedy
- Upper surface will not survive weathering and does not drain adequately, plus is not prepped for stone
- Failed to order or install stone Matterns selected
- Told Matterns there was not enough money in the budget to replace the railing, even though that had been in the scope since before the project began and WH knew that
Exterior, Turret
- Stone was supposed to be limewashed. WH charged the Matterns for limewash product that never appeared. Work never occurred
- WH had replacement windows delivered the wrong size and never installed and were removed by WH from the property.
- WH charged Matterns to fix flashing and fixed it improperly, so there is expected to be more water infiltration in the future. The flashing is still on the outside of the stone yet should be underneath it
Exterior, Landscaping
Landscaping is non-existant and/or worse than when the Matterns purchased the home
Interior, throughout
- WH misrepresented ceiling lighting
- WH failed to communicate to HVAC sub that flush linear vents had been selected by Mrs. Mattern, therefore, the HVAC company failed to prepare openings in consistent sizes that would fit such vents. Thus, undesirable vent covers had to be installed at the last minute not in keeping with the desired look of the home. Additionally, it would cost a considerable amount more than it would have to install flush vents after the fact
- WH was found pulling out electrical and talking about how much they could get for it due to the copper. Replacing electrical was not part of the project and had not been discussed with teh Materns at the time the that Mars Mattern discovered WH tearing out electrical. Mrs. Mattern walked into the first floor Master Bathroom and saw workers yanking down electrical which was falling all the way down from the friest floor. They were discussing it being commercial grade wire and the copper in it being worth a lot. WH then covered there a$$ by parading their brass around the house and telling Mr. Mattern the drywall had to come off and electrical had to be replaced. They said they would credit scrap price for the copper (which didn’t occur). Since WH had already been removing electrical, the Matterns were pressured into replacing it even though the necessity for that is highly questioned since the house was built in 2007 and was lived in for the majority of the time between it being built and the Matterns purchasing it.
- Mrs. Mattern donated cabinetry that had been upstairs in the home in the mother-in-law suite. James Brannock expressed frustration that those were not going to him
- James Brannock was in a meeting between the Matterns and WH when the Matterns expressed that the kitchen granite would be taken to Mrs. Mattern’s father. James agreed to have help load it into a trailer. Mrs. Mattern came to the house and saw that a portion of the granite was missing from the kitchen. She ordered and replaced all the locks in the home an then told Mr. Bannock. Mr. Brannock admitted that the granite was in his truck since he had offered to give it to his coworker, Barbie Garrett. Mrs. Mattern told Mr. Brannock that this was not okay, and that it was not his property to give away. Mr. Brannock responded by saying usually they can do whatever they want with items in a house during the demo phase.
- Mr. Brannock complained to Mrs. Mattern that he did not want to work for Wolfe Homes anymore because he used to be able to select subs himself and instead was having to run everything through Jim Wolfe’s son James Wolfe. Mr. Brannock said he was being forced to use unfamiliar subs whose work quality he questioned and told Mrs. Mattern that he did not want to continue working for WH under those conditions.
- WH would consistently send over confusing WH invoices that had estimates and unsigned Change Orders and so forth attached. These were sent to Mr. Mattern only, with Mrs. Mattern excluded. WH promised Mr. Mattern that as it said on the Change Order, it isn’t valid unless signed, and that they would eventually credit for all defects as well as stand behind their work. WH also said folks in their accounting department were new and just getting the hang of things so don't worry about all the attachments that were coming along with teh invoices. Mr. Mattern trusted them, however they failed to make good on their promises.
- WH told Mrs. Mattern they “pulled strings” to pass inspections, and indicated that meant told lies (example given was saying there were not going to be perimeter cabinets near the island in the kitchen)
- WH put the Matterns in a terrible situation due to negligence, poor project management, use of unapproved materials, defective work, and lack of performance.
MATTERNS LIVING ARRANGEMENTS - TIMELINE
Matterns had to repeatedly extend apartment lease as WH was not progressing on the rennovation project sufficiently.
October - December 2023, Wolfe Homes encouraged Matterns to go ahead and move items into 5407 Eastern Shores and assured Matterns that credits would be made and all defective work would be corrected.
12/05/2023 was the Mattern's last day in Village Lofts apartment 315 3E (the lease ended November 11, 2023, however, Village Lofts let Matterns stay until December 5th, 2023. Mattern's asked Village Lofts to extend the lease again, but the apartment had already been let to another party. Mr. Mattern was quite sick at this time. The professional movers Mr. Mattern previously arranged were not canceled but instead went ahead and moved items on 12/04/2023 into 5407 Eastern Shores Drive. Mr. Mattern was diagnosed with pneumonia on 12/06/23.
12/06/2023 the Mattern's moved into the furnished upstairs of a home owned by friends Kelly & Daniel Hassell at 901 Dover Road in Greensboro, NC.
12/15/2023 thru Jan 8, 2024 the Matterns rented and lived in a condo in downtown Greensboro. 12/15/2024 records in text between Mrs. Mattern and Zach from Wolfe Homes acknowledge the fact that the Matterns were living with friends after having moved out of their apartment and had rented a furnished condo to live in. This was during the time Zach was dealing with plumbing backup issues at 5407. A smoke damage incident eventually occurred at the condo and as remediation occurred, the Matterns did sleep over a few nights at 5407 Eastern Shore Drive.
The following people came to look at the 5407 Eastern Shore Drive house on Friday 1/5/2024 under the pretense of Wolfe Homes purchasing it: Jim Wolfe III, James Wolfe IV, Don Gwynn, CFO, one other WH employee, and Katie Redhead, Realtor. Mr. Mattern replied “yes” during that visit when asked if staying at 5407 Eastern Shore Drive (even though Matterns still had possession of the rental condo, we had slept there the night before due to being unable to fall asleep with the smoke smell. Matterns were working feverishly to arrange alternate lodging.)
01/06/2024, the Matterns had a showing of a rental home at 3830 Durness Way where the Matterns moved once it became available.
01/12/2024, the Matterns began to live upstairs again at Kelly and Daniel Hassell’s house on Dover Road, until moving on January 24th
01/24/2024 Matterns moved from furnished upstairs at Dover Road into a rental home at 3830 Durness Way.
